Major Land and Building Purchases

  • Foxconn’s AI Manufacturing Hub: In a major corporate acquisition, Taiwan-based electronics giant Foxconn Corp. purchased the four-building, 1-million-square-foot Fairbanks Logistics Park in northwest Houston from Dalfen Industrial. The reported price was $142 million. Foxconn plans to invest an additional $450 million to convert the campus into an AI server manufacturing facility.
  • JLL-Arranged Portfolio Sale: JLL Capital Markets announced the sale of a portfolio of eight light industrial buildings, totaling 275,602 square feet, in Houston. The firm arranged $29.5 million in acquisition financing for the deal. The buyer was a firm represented by Align REI, and the sellers were the original developer and investor group.
  • Triten Real Estate Partners Land Acquisition: Triten Real Estate Partners acquired a 25-acre site in North Houston to develop a new industrial project. The development will feature two front-load distribution buildings totaling 392,650 square feet.
  • Last-Mile Facility Sale: JLL also closed the sale of a 141,360-square-foot, Class A “last-mile” industrial facility in the Northwest Houston submarket of Cypress, Texas. The fully-leased asset was sold to Vigavi by an affiliate of Allegra Holding Group.

  • Under Construction: At the end of Q2 2025, there was approximately 14.5 million square feet of industrial space under construction. The most active submarkets for development are the Southeast (Port of Houston) and Northwest, which together account for nearly 60% of the active construction pipeline.

    • TGS Cedar Port Partners is preparing to break ground on DC 5, a 609,000-square-foot distribution center in the TGS Cedar Port Industrial Park.
    • Triten Real Estate Partners has scheduled the start of construction on its 392,650-square-foot development in North Houston for Q1 2025, with project delivery anticipated for Fall 2025. The firm also has a 171,000-square-foot facility under construction off Will Clayton Parkway, slated for completion by Summer 2025.
    • Lovett Industrial, in partnership with PCCP, LLC, has broken ground on a 14-acre, 241,000-square-foot industrial business park in Garland, TX, which serves the broader Dallas-Fort Worth metroplex but is a significant project for the regional industrial developer.
