Let’s talk industrial flex. We’ve just reviewed the latest data from Q3 2025, and there’s a fascinating story unfolding. Forget what you think you know about the industrial market—it’s a new era.
Yes, there’s a slight chill in the air. Nationwide vacancy rates have crept up to their highest in a decade. We’ve got big, beautiful new spec buildings hitting the market just as demand is taking a breather.
While big-box spaces are feeling the pressure, with leasing times stretching past a year, the true heroes of this market are the smaller, nimble players.
I’m talking about what I call “industrial flex” properties. These are the versatile, multi-tenant buildings under 50,000 square feet. Their vacancy rate is a stunningly low 3.7%. Why? Because they serve the plumbers, the electricians, the small businesses—the real backbone of our economy. They are consistent, stable, and in high demand.
So, while everyone else is focused on the big, challenging boxes, I’m finding the real gems in the small bay market. These are the “hens’ teeth” of real estate—rare, valuable, and incredibly stable cash-flowing investments.
My advice? If you own one, hold on to it. If you don’t, it’s time to find one.
